CAN I GET INTO MY UNIT ANYTIME?

You can access the property from 6 am to 9 pm, 365 days a year.  For your safety, nobody can reach the property from 9 pm to 6 am daily.

DO I HAVE TO BUY A LOCK FOR MY UNIT?

No, we give each renter a lock with two keys and you own the lock. You take it with you when you check out.

HOW DO I PAY MY RENT?

Every renters payment is due the 1st of every month. We give a 5 day grace period. If one of the first 5 days of the month has a Sunday or a holiday then rent is due by the 6th. If rent is not paid by the end of the grace period a late fee is added to your account. Read below for late fee information.

ARE THERE ANY DEPOSITS?

We have no deposits.  We have a one time $20.00 administrative fee.  This fee helps us keep our security at a high level.  We have Tattletale security in the complex that arms every evening and we have cameras around the complex and also an electronic gate system that allows only renters with key codes to enter.

HOW MUCH ARE LATE FEES?

After the grace period is over and rent is unpaid a $10.00 fee will be added to your account and a red lock will be placed on your unit.  If rent continues to go unpaid by the 10th of the month a second phase of late fees start, which is $1.00 per day until rent is paid in full.  If rent continues to go unpaid by the 30th of the month your unit will go into foreclosure and your contents will sell at a public auction after the foreclosure process is completed.   (If your unit has a red lock on it and you want to get into your unit on any given weekend, you must pay your rent by 4 pm on Friday to have the red lock removed.  We will not be in the office on the weekends to take payments or remove red locks.)
